Loan Options

We offer all types of mortgage loans, including conventional, FHA, VA, USDA, and reverse mortgages.

Conventional – Are you planning to place a large down payment down? Or do you have excellent credit? A conventional loan offers the lowest rates and best terms for those who qualify.

FHA Loans – The FHA offers an opportunity to purchase a property with only 3% down. They are available for those who have average credit and various other minor credit issues.

VA Loans – Veterans and spouses of military members have special mortgages available which offer great loan options, such as 100% financing.

USDA Loans – Families who want to buy a home in a rural area or eligible small town can apply for no money down rural loans through the USDA.

Reverse Mortgages – Seniors who have equity they would like to tap into may find a reverse mortgage to be a suitable mortgage option.

Choosing the right loan program is the first step to fast, affordable homeownership. Fast Close Mortgage offers all major loan programs, each designed for a different borrower profile and property type.

Conventional Loans

Conventional loans are ideal if you have strong credit (typically 740+) and can put down 5%–20%. They offer competitive rates, no upfront mortgage insurance premium, and flexible terms. Best for borrowers with stable income and good credit history.

FHA Loans

FHA loans are government-backed mortgages available with as little as 3.5% down and credit scores as low as 580. They require mortgage insurance premium (MIP) but offer flexible qualification. Best for first-time buyers and borrowers with limited down payment.

VA Loans

VA loans are 0% down mortgages for eligible veterans, active-duty service members, and surviving spouses. They require no mortgage insurance, no minimum down payment, and offer competitive rates. Best for veterans and service members who can show Certificate of Eligibility (COE).

USDA Loans

USDA Rural Development loans offer 100% financing for homes in eligible rural areas. Income limits apply (typically 115% of area median income). Best for rural property buyers with moderate income.

Refinance Loans

Refinance loans replace your existing mortgage with a new one — better rate, different term, or cash-out. Rate-and-term refinance lowers your payment; cash-out refinance pulls equity for home improvements, debt consolidation, or other needs.
